About Mrs. Property Solutions
Mrs. Property Solutions is a female-owned, faith-centered cash home buying company serving Los Angeles County and Southern California since 2016. We’re a small, local, mom-and-pop operation, not a national brand and not a call center.
Over the years we’ve bought more than 150 homes and earned 48 five-star reviews, most of them from families who needed to sell during a hard season of life. And we’ve built our whole reputation on one thing: the number we agree on at the start is the number you get at the closing table. No surprises.
Hi, I’m Cristina…
I started Mrs. Property Solutions in 2016, and here’s something I’ve learned in the years since: the house is rarely the problem. It’s usually some other life circumstance, and the house just becomes a by-product of that. A family in probate isn’t struggling because of the house. They’re grieving. Someone facing foreclosure isn’t failing because of the property. They’re dealing with a job loss or a medical bill they never saw coming.
I know that weight because I’ve watched my own family carry it. When my husband’s grandmother passed and her home wasn’t in a trust, we went through the whole draining process, the legal costs, the timeline, the decisions nobody wants to make while they’re already grieving. It broke my heart, and it showed me exactly what these families are up against.
The company almost didn’t happen. Back in 2016 I was an executive assistant, applying to jobs all over Los Angeles and hearing nothing back. One afternoon I got so defeated that I went into the supply closet at work and cried and prayed for a way out. When I sat back down at my desk, I started browsing books online and found a two-dollar ebook about real estate. The first line of the preface said that the most important thing, before anything else, is having faith in God. I had been praying minutes before. I bought it, I read it, and I just went for it. I never applied for another job. Ten years later, this is what that decision became. Faith is still the foundation here, not a decoration on the marketing, and I still get to do the thing I care about most: show up for people in a hard moment and help them move on to the next chapter with a little more peace than they had before.
What we believe
The number we agree on is the number you get. In this industry, changing the price three days before closing is normal. A company gets you emotionally committed, then comes back and chips away at the offer. We’ve never done that, and we never will. What we put in front of you at the start is what you walk away with at closing.
We don’t need to buy your house every time. Some of the people we’re proudest of never sold to us at all. They came to us ready to sell, and once we looked at the situation together, the right move was to keep the home. We’ve walked families through state assistance programs and others through loan modifications, and never ended up buying their properties. Leaving someone in a better spot than we found them, that’s the win, even when it doesn’t involve a sale. You’re a person, not a deal. We’re a mom-and-pop team, so you talk to the same people from the first call to the closing table. No getting handed between departments, no pressure, no chasing you with spam if the timing isn’t right. We see the grief, the family dynamics, and the life transition, not just the house.
Our Company Values
Integrity. Doing the right thing, and operating from a place of honesty.
Hard Work. We love what we do and are obsessed with improving our services and customer experience.
A cheerful, giving spirit. We find joy in the work we do, and from that comes the energy to help and serve.
The situations we’re built for
No two sellers come to us for the same reason, and the hardest ones are rarely about the house itself. We work with adult children selling a parent’s home after a loss, often from another state, who don’t want to fly back and forth or sort through decades of belongings. We work with families in probate who need a buyer that will coordinate with their attorney instead of adding to the stress. We work with homeowners facing foreclosure who need to move fast and protect the equity they’ve built.
And we work with the situations most buyers walk away from: houses with fire damage, hoarded homes, problem tenants, code violations, or a squatter nobody can seem to remove. There’s no judgment here, no cleanup required on your end, and no contractor parade through your home. You leave what you don’t want, and we handle the rest.
The proof
Since 2016 we’ve purchased more than 150 homes across Los Angeles County and Southern California, and we’ve earned 48 five-star reviews from the families we’ve served. Here’s what a few of them said.
“I’ve referred over 10 people to Cristina, and every single one has shared the same experience. Her team operates with honesty, transparency, and integrity, qualities that are hard to come by in this industry.” — Kristin W.
“You can really tell this is more of a mom-and-pop operation than other places, that cares about the people they do business with. They took care of everything, just like they said they would.” — Carlos
“I had offers from other firms that wanted to pay more. Because of the professionalism and my personal ethics, I stayed with this team.” — Frank D., who sold a fire-damaged property
One story we tell a lot isn’t about a sale at all. A family in East LA came to us already on the foreclosure list. Instead of buying their home, we walked them through a state assistance program, coached them on what to say to the bank, and helped with the paperwork. They kept their house. We never closed on it, and that was exactly the right outcome.
The people you’ll actually talk to

Cristina – Founder
Cristina started the company in 2016 and still runs it day to day, from the first conversation through the paperwork and the closing. She’s the person who will make sure the number you were promised is the number you receive.
Cristina and her husband, Jason, have two small boys and are planning to welcome a third baby boy in October 2026! Cristina loves being a mom and pouring into her family.

Tricia – Acquisitions Manager
Tricia is often the first person you’ll meet. She the one who meets with our sellers face to face, walks the property, answers the hard questions, and has a gift for turning a stressful situation into a calm one. When sellers say they felt heard, they’re usually talking about Tricia.
Tricia is a wife, the proud mom of two teenage boys, and two dogs so she is always on the go!

Frequently Asked Questions about Mrs. Property Solutions
Is Mrs. Property Solutions a legitimate company?
Yes. We’re a female-owned, faith-centered cash home buying company that has operated in Los Angeles County and Southern California since 2016. We’ve purchased more than 150 homes and have 48 five-star reviews. You can check our reviews on Google before you ever call us.
Will you lowball me? How do you decide your offer?
We’ll be straight with you. A cash offer isn’t the same as listing with an agent for top dollar, and any company that promises it is is not being honest. What a cash sale gives you is speed, no repairs, no fees, and no showings. We base our offer on what the home is worth after repairs, minus what those repairs cost, and we explain the math so it makes sense to you. If listing would net you more and you have the time and energy for it, we’ll tell you that.
Do I have to pay any fees or commissions?
No. There are no agent commissions, no fees, and no closing costs to you in a standard sale. The offer we agree on is what you receive.
Can you help if the house is in probate, or if I live out of state?
Yes, this is a lot of what we do. We coordinate with your probate attorney, we can handle much of the process remotely so you don’t have to fly to Los Angeles, and you can leave behind anything you don’t want. We’ll handle the cleanout.
What if I’m not even sure I want to sell?
That’s okay, and it’s a conversation worth having. We’ve walked families through keeping their home when that was the right call, including help with foreclosure assistance programs and loan modifications. We’d rather leave you in a better spot than push a sale you shouldn’t make.
How fast can you close?
As fast as 7 to 14 days when you need it, or on a longer timeline if that’s better for you. You choose the closing date.
When you’re ready…
If you’re carrying a house you don’t know what to do with, you don’t have to figure it out alone. Call us at 626-344-9579 or tell us about your situation through the form, and we’ll talk it through, no pressure and no obligation. Whatever you decide, our hope is that you walk away in a better spot than when we met.
